The building is located at a strategic point in Chicago, on the iconic Michigan Avenue, within immediate proximity to both the lake and the heart of the city. The shoreline of Lake Michigan, with its beaches and waterfront promenade, is literally a five-minute walk away, offering an unusual connection to nature for a structure of this scale. At the same time, the building sits directly across from Bloomingdale’s and just steps away from some of Chicago’s most prestigious fashion boutiques and commercial destinations. Residential apartments occupy the upper portion of the tower, spanning from the 45th floor up to the 92nd floor. Above the residential levels, the building features an observatory complex that, according to current plans, will become a triple observatory across floors 94, 95, and 96. Access to these upper levels is provided by express elevators operating directly from the ground floor. While two express elevators are currently in service, the infrastructure allows for an expansion to five, reflecting the building’s original design. In the past, three express elevators provided direct access to the restaurant on the 95th floor and the bar on the 96th floor, suggesting that these systems may once again be fully utilized.

The internal organization of the building is notable for both its efficiency and its range of amenities. On the 44th floor, residents have access to a swimming pool, a spacious residents’ lounge, and a variety of essential services, including a supermarket and even a postal office. This level also functions as a key transition point within the vertical circulation system: residents transfer here from express elevators to local elevators in order to continue upward into the residential floors, reinforcing the sense of a carefully planned vertical infrastructure.

While each of these buildings reflects its own cultural and geographic context, the Chicago tower distinguishes itself through its combination of location, scale, and livability. It is not merely a place to observe the city, but a place designed to function as part of it — vertically layered, highly efficient, and deeply connected to its surroundings. As such, it stands as a powerful example of how a skyscraper can transcend its role as an architectural icon and become a fully realized urban environment in its own right.
